PAGE PAGE 1 抵押贷款存在的问题和对策 摘要：随着金融业的高速发展, 抵押贷款, 特别是房地产抵押贷款, 因其有确定的抵押物作为还款保障, 已成为现行大多数银行所采用的主要贷款方式。本文分析了抵押贷款中存在的问题，并提出相应的解决方案。为提高信贷资金的营运效益,促进沉淀贷款的活化, 近年来, 各级行、社在预防贷款风险, 强化防范意识上采取了一系列行之有效措施, 致使信贷资金运行逐渐步入法制化轨道。特别是现行推广的抵押贷款, 预防了信贷风险, 明确了债权债务关系, 维护了银企利益。由于该项工作刚开展, 正处在推广完善阶段, 办理中还存在一些不容忽视的问题, 有待于进一步改进。 关键词：抵押贷款; 信贷; 房地产 Abstract With the rapid development of financial industry, mortgage loan, especially real estate mortgage loan, has become the main way of loan in most banks because of its guaranteed mortgage. This paper analyzes the problems existing in the mortgage loan, and puts forward the corresponding solutions. In order to improve the operational efficiency of credit funds and promote the activation of precipitation loans, banks at various levels have taken a series of effective measures in preventing loan risks and strengthening awareness in recent years, resulting in the gradual operation of credit funds into the legal system.In particular, the current promotion of mortgage loans has prevented credit risk, clarified the relationship between debt and debt, and maintained the interests of silver and enterprises.
