中国房价上涨与宏观调控效果研究——基于国际比较的角度的中期报告 摘要: 本文从国际比较的角度,分析了中国房价上涨与宏观调控效果的关系,并提出了相应的政策建议。研究发现,中国房价上涨的原因主要是人口增长、城市化加速、土地资源稀缺、金融政策过松等多方面因素共同作用的结果;宏观调控措施虽然对稳定房价有一定效果,但由于监管体系不完善、市场机制不健全等问题,效果有限。因此,应进一步完善监管体系,加强市场机制改革,打造真正的市场化机制,进一步发挥政策的引导作用。 关键词:中国房价上涨;宏观调控;监管体系;市场机制 Abstract: From the perspective of international comparison, this paper analyzes the relationship between the rise of housing prices in China and the effects of macroeconomic regulation and puts forward corresponding policy recommendations. The study found that the reasons for the rise in housing prices in China are mainly the result of the combined effects of population growth, urbanization acceleration, scarcity of land resources, and loose financial policies. Although macroeconomic regulation measures have some effects on stabilizing housing prices, the effects are limited due to the imperfect regulatory system and inadequate market mechanism. Therefore, it is necessary to further improve the regulatory system, strengthen market mechanism reform, create a truly market-oriented mechanism, and further play the guiding role of policies.
