毕 业 设 计（论文） 题 目：假设检验在房价调控中的应用 学 院： 专业名称： 学 号： 学生姓名： 指导教师： 2012年 5 月 18 日 摘 要 伴随着房价的日益上涨。人们感到购买住宅的经济压力越来越大。但国家近两年出台的房价调控政策，使得消费者对楼市的态度有了一定的改观。沿海城市成交量的疲软与内陆的持续火爆形成了鲜明的对比。本文将以假设检验为模型分析房价调控政策的效果，将“国十一条”等房市调控政策对沿海和内陆产生差异影响的现象进行研究。 本文首先介绍了假设检验的基本概念，并对假设检验在不同的对象、条件下，如何用统计量进行检验的基本方法做了简要的阐述。 然后，针对具体实例，应用假设检验的方法对调控政策的效果进行了分析， 主要考虑了以下两种：1.在调控下的内陆和沿海地区房价对比；2.在调控下的内陆和沿海地区房屋销售面积增速对比。 最后，结合假设检验的特点，对模型进行了评估，并对房价调控政策在内陆河沿海地区的不同效果进行了总结和展望。 关键词 假设检验；u检验；t检验；房价调控 Abstract In recent years, as the house price has kept increasing in both mainland and coastal areas, Chinese people are undering greater economic pressure of buying house. However, the government has put forward the relative control policy on the national house price in last two years, which have contributed to the a certain degree of changes upon the consumers attitude towards the house price phenomenon. In particular, the coastal areas are suffering in the house price increasing while the mainland areas have a promising and bright scene on the real estate field. This paper aims at analysising the house price phenomenon on the basis of the hypothesis test. It involves three main sections. Firstly, it introduces the basic concept of hypothesis test and examines the possibility of using it as the model to analysis the house price control policies and their effects, in fact, this section will focus on explaining the relative research theory. Secondly, it will apply the research theory to analysis the practical examples: undering the house price regulation policies, it considers two kinds of the house price phenomena as following: The first is the different house prices of the mainland and coastal areas, and the second is the differences of the house market in mainland and coastal areas. Finally, combined with the characteristics of hypothesis test , it will summarize the different effects caused by the house price control policies in both m
