Abstract 20 years have passed since refoITnS and the open policy began to be carried out in China. In the process ofeconomic change from traditional planned type to modem market one,the real estate of our country develops rapidly and til|now the follow-up effect is continuing A number of estate companies have emceed as the times demand Both lease of 1and and development.sale of commercial housing property have made a historic record However, the appearance of vacant estate started to hinder the further development of estate industry The vacant commercial housing property had covered 78.83 m川ion square metres and sunk cost had added up to 140 billion yuan by the end of 1998 This paper approaches the right way to solve the problem of vacant estate so as to remain sustained,stable development of estate market Comparing the situation in China with that ln other countrics, the author analyzes the phenomenon of vacant estate in our country and attempts to find out an ideaI resolution ofthis problem The Daper can be divided into 5 chapters Chapter I:Introduction In this chapter the author reviews the history of commercial housing property in our country and the source of vacant estate He also objectively analyzes the influence ofvacant estate on the development ofestate industry Chapter 2:The reason of occuiTcnce of vacant estate How the problem of vacant estate occurs is the focus of this chapter The case is studied from macro and micro angles Besides,there is further analysis in respect of the relation between supply and demand Here the author sums up several reasons,such as inconstant lease of land,extra profit earned by estate investor,the defect ofestate market,the raise ofestate’s price and so on Chapter 3:The measure of reducing vacant estate On base of chapter 1 and chapter 2 and from his own experience,the author gives some advice in respects of furthering housing system ref.om.developing the estate market.making the housing financing system perfect,and so on Chap
