摘要房地产是我国的朝阳产业，它不仅扩大了内需而且还带动其他相关产业的发 展，特别是从我国于 1999 年取消福利性分房并实施住房货币化改革以来，房地产市 场变得越来越繁荣，同时也出现了诸如由于房地产市场过热而产生的房地产市场泡 沫及房地产市场价格离散等问题，目前学术界关于信息经济条件下房地产市场价格 的离散问题还存在相当的争论。针对目前状况，本文在吸收了国内外的最新研究成 果的基础上，以我国的实际市场经济条件、信息经济条件及房地产市场现状为背景， 从宏观与微观的角度，通过定性研究与定量研究相结合的方法对目前房地产市场价 格离散问题进行了相应的研究，并以此为依据，做出了结论并提出了相关的建议。 本文从以下几个方面对中国房地产市场价格离散问题进行了相关分析，并提出了自 己的结论和解决方法。本文首先从房地产市场价格及其形成机制、房地产市场价格的影响因素这两个 对于造成房地产价格离散影响最为深远的因素进行了较为详尽的理论分析，然后利 用市场经济学及信息经济学的相关知识对于房地产市场价格离散问题做出定性与定 量的分析，并通过一个简单的价格离散的数学模型，结合 2007 年上半年沈阳市房地 产市场普通多层商品住宅销售均价的数据，分析了房地产市场价 格离散问题。对目 前房地产市场组织发育情况进行判断，分析消费者与房地产开发单位的投资机会与 投资风险。最后，对于信息经济条件下，建立健全完善的房地产市场机制提出建议。关键词：信息经济；房地产价格；价格离散AbstractReal estate is developing in our country. It not only expands the need of people, but also promotes the development of other relative trades. Real estate becomes more flourish especially since welfare house was canceled and the new revolution of buying house was implemented. At the same time, some matters, such as the real estate market is bubble and the price of it is discrete, are coming around with the over flourish real estate. Now, there are still some controversies about the discrete price under the information and economy conditions in academia. According to this condition, based on the latest research results in and abroad, the discrete price of current real estate is studied through quantitative and qualitative combined method from both macroscopical and microcosmic view. In the light of the researching results, some conclusions and suggestions are given. The problem of discrete price in China is analyzed from the following aspects and some conclusions and methods to solve this problem are brought forward.At first, the factors that deepest influence the discrete price of real estate are detailedly analyzed from the following two aspects: the price of real estate market and the causes of its formulation; the influencing factors of the real estate price.
