PAGE PAGE 45中海原山项目可行性研究合肥学院经济系赵绍网 摘 要可行性研究是指在投资决策前，对与项目有关的资源、技术、市场、经济、社会等各方面进行全面的分析、论证、和评价，判断项目在技术上是否可行、经济上是否合理、财务上是否盈利，并对多个可能的备选方案进行择优的科学方法，其目的是使房地产开发项目决策科学化、程序化、从而提高决策的可靠性，并为开发项目的实施和控制提供参考。本文主要讨论了“中海原山”项目的可行性研究工作。先从房地产可行性研究的概论入手，从房地产项目开发的角度，对“中海原山”项目的可行性进行研究，运用项目管理、投资学、市场营销、财务管理等学科知识，对本项目相关调查数据进行了统计整理，并分别从市场可行性、财务可行性和社会效益方面进行了分析，包括市场现状、项目策划、方案与投资估算、财务指标的敏感性分析等，最后通过归纳总结，得出结论。本文的不足之处在于投资估算部分缺少权威资料，估算有一定误差。同时在进行项目风险分析部分缺少一定的广度和深度。关键词：房地产；可行性研究；财务分析；结论China Overseas Property Original mountainFeasibility study before making investment decisions is on project-related resources, technology, market, economic, social and other aspects of comprehensive analysis, demonstration, and evaluation to determine whether the project is technically feasible and economically reasonable, whether the financial profitability, and the number of possible options for selecting the best scientific methods, the aim is to make scientific decision-making real estate development projects, and procedures to enhance the reliability of decision-making and project implementation for the development and control reference.This paper discussed the China Overseas Property Original mountain project feasibility study.
