Wu Yongxiang Academic Degree Applied for： Master of Engineering Affiliation: School of Management Date of Defense： October, 2008 Degree- Offering- Institution： Harbin Institute of Technology 哈尔滨工业大学工程硕士学位论文 哈尔滨工业大学工程硕士学位论文 - - I - 摘 要 房地产业作为国家的重要支柱产业，近年来在启动内需、调控经济增长 等方面发挥了其他行业不可替代的积极作用。随着我国近年来房地产业的发 展，整个房地产市场形成了以产品和价格为主导的市场竟争格局。开发企业 只有坚持以市场为导向，不断满足客户的要求，才能被市场所接受，才能保 证项目的成功和企业的开发利润。否则，投入开发的大量资金不能及时收回， 不但无法实现利润，而且还会造成企业运作资金紧张，甚至危及企业的生存 和发展。因此，为了实现楼盘的畅销，房地产项目开发运作的前期定位工作 显得尤为重要。本文系统地阐述了房地产项目定位的相关内容，包括项目定 位的概念及其发展、房地产项目市场定位的原则、流程、内容方法。在此基 础上，结合具体的中铁久九时代广场项目，应用定位的相关理论和方法进行 实证研究，在宏观、区域以及微观市场调查和分析的基础上，对整个项目进 行包括该项目的产品类型、目标客户群、产品档次、功能以及建筑规模等方 面的定位分析。 根据对区域概况和市场环境的综合分析，考虑各类房地产项目市场需求 以及竞争的发展变化，结合项目自身特点，将久九时代广场项目产品类型定 位为复合型地产项目，其中包括写字间、酒店、住宅公寓及部分商业网点。 同时文章选择写字间和公寓两部分重点进行定位，并对定位的原因和依据进 行解释和分析。定位分析内容主要包括市场定位、形象定位、客户群定位、 价格定位以及规划设计建议等，这对房地产开发企业向市场提供适销对路的 楼盘，降低房地产空置率、提高企业开发利润有着重要的指导意义。 关键词 定位；久九时代广场项目；写字间；公寓 - - II - Abstract As the countrys major pillar industry in recent years, real estate industry has played an irreplaceable role in starting domestic demand, regulating and controlling economic growth. Along with the development of Chinas real estate industry in recent years, the entire real estate market has been in the competition of product and price. Only adhere to market-oriented, meeting customer demands can a development enterprise be accepted by the market, ensure the success of project and the profit of enterprise. Otherwise, the enterprise cannot make profit while large amount of investment cannot recover in time. Furthermore, it will cause the tension of operating capital, and even endanger the survival and development of the enterprise. Therefore, in order to achieve a booming sale of real estates, the preliminary orientation planning of real estate development project seems part
