ABSTRACT The price of the real estate has currently been increasing in China. To meet the rigid housing demands of the most residents and improve the living conditions of part of residents, the government and real estate companies need to deal with some major issues, such as, how to improve the stable, reasonable and sustainable development of real estate industry, how to effectively control the excessive growth of real estate prices For the real estate companies, how can the development cost be reduced and optimized becomes the main research topic. This thesis has studied the importance of controlling and reducing the estate companies’ development cost. To begin with, we introduce the background of the real estate industry, the significance of cost control as well as status quo of domestic and abroad real estate industry. Then, we present the basic theory and cost control theory of the real estate, as the theoretical basis for our cost control research. Furthermore, from the perspective of real estate developers, we integrate the feature of project, decompose various stages of cost control and analyze the cost structure of real estate project. A series of effective solutions are established for the cost control in the real estate development project. The estate development project is based on the whole developing life cycle, focuses on the cost control, consists of decision making stage, designing stage, bidding and tendering stage, constructing stage, and completing and checking stage. In decision making stage, the investment chance analysis, project feasibility research and precise investment evaluation are focused. By summarizing the experience and data, the theory that the decision making stage is crucial to the whole project investment cost is proposed. In designing stage, the overall planning of the developing project and showing the design intention and concept in the design process are focused.
