Abstract:Itisknownthatthefeasibilitystudyofrealestateprojectplaysanimportantroleinrealestatedevelopment.Nevertheless,therestillremainsmanyproblemsinthefeasibilitystudy.Inthispaper,theconceptofimplicitcostwillbeintroduced,whichwillbeusedtoanalysetheseproblems.Meanwhile,someusefulstrategieswillberaisedfortheseproblems,whichintendstofurtherimprovethefeasibilitystudyoftherealestateprojects.

1.Introduction

Thefeasibilitystudyisthedecisionsciencehasbeenusedinprojectarea,andthebasictargetisonthebasisofthecomprehensiveinvestigatingandresearchingtoidentifyaconstructionobjectwhetherhavethecharacteristicsofprogressive,realityandreliableinthewholeprosessfrompreviouslyprojectconstructiontolineoperation.Wealsoneedtoknowthosewhethercanpayofffromthefinanceandthecredibilityintheeconomytogiveabighelpfortheinvestatingdecisions.Itisrealrolethataframeworktoinvestingproject,andisthekeyfactorsthatcandecidetheprojectcanbeinvestedornottogivesomesupportsontheprojectdecisions.Therealestateischaracteristicofaccountingforhugefinancing,alongperiodrelativetotheinvestingandeasilyinfluencedbytheinstablefactors.Therefore,thethefeasibilitystudyisveryimportantfortherealestate.However,currentlywearemoreandmorefocusingontheexplicitcostinthefeasibilitystudyandignoringtheintangiblecost.Theintangiblecostis,asopposedtoexplicitcostandhidedamongthetotalcostofenterprise,causedbythedecisionmakercharacterizedbylowerdiathesis,wrongconcept,andthedeficiencyofinformati
