要 房地产行业是国民经济的支柱产业,也是资金密集型产业,随着我国经济的 快速发展,房地产行业已成为推动我国经济发展的一个重要动力,但由于目前我 国房地产开发融资渠道单一,资金主要来自于银行贷款,缺乏有效的分散风险的 途径,可能造成房地产市场的隐患 部分转嫁于商业银行。如何构建起风险防范 体系是商业银行必须解决的主要问题。 本文以我国商业银行房地产开发信贷风险管理为研究对象,选择新余市房地 产开发信贷业务作为案例分析,介绍了新余市房地产行业现状,阐述房地产开发 过程及资金运作特点,房地产开发信贷风险的类型及成因,并选取了三个典型的 案例进行详细的分析,将具体的房地产开发项目解剖为项目开发商业的概况背景、 财务状况和资信状况、项目建设条件评价、项目所处的市场环境、投资估算和筹 资评价、商业银行介入开发项目的情况这几个部分,从而使房地产开发信贷风险 分析更直观,在文章最后提出了构建房地产开发信贷风险防范体系的途径。 关键词:房地产开发信贷风险 风险防范 1 Abstract The real estate industry is a pillar industry in national economy, it is also a capital intersive industry, with rapid development of Chinas economic, the real estate industry has become an important driving force to promote the economic development of China. But because the financing channels for a single for the real estate development of China, the funds mainly come from the bank loans, so it is lack of effective means for risk diversification. And it may result in the majority of the real estate market risks to pass on to the commercial banks. How to build a risk-preventing system for commercial banks, it becomes the main issues that must be addressed. In this thesis, the credit risk management for our country s commercial banks of real estate development as the research object. And it select real estate development loan business of Xinyu city as a case study. The thesis describes the status of the real estate industry of Xinyu city, and it describes the process of real estate development ,the operational characteristics of funds, the type of credit risk in real estate development as well as the reason. This thesis selectes three typical cases to conduct a detailed analysis , it specifically dissects the real estate development projects as several parts, it includes an overview of the project
