东南大学 课外研学讲座论文 我国房地产业相关问题的研究 姓名：周晓宇 学号 时间：2012年11月11日摘要 当今社会，房地产问题已成为全民热点。愈涨愈高的房价几乎令人“谈房色变”。房地产业作为第三产业的重要组成部分，是一项综合性产业，也是国民经济的先导性、支柱性和基础性产业，它的发展极大地推动了我国的经济增长。但是纵观房地产业高速发展的十几年间，房价的一路飙升俨然已经引起了广大中下层消费者的不满以及业界人士的关注。长期以来房地产业处于无序发展状态，融资方式主要依靠银行贷款过于单一，宏观调控政策不济效果屡屡失灵，地方政府土地买卖违法乱纪严重，房屋投机买卖现象日益猖獗，最终造成了中国的房地产“泡沫”，直接结果就是房价的无限涨高以及部分地区房地产业的低迷状态。因此本文力求了解并探究影响房地产业发展的几大要素，包括宏观调控因素、金融因素以及房地产价格因素，并同时研究了我国保障性住房体系的构建以及发展。 本文主要分为三部分，第一部分包含房地产的现状及背景。第二部分具体分析了房地产业与国家宏观调控政策的关系、房地产业与金融研究的关系、房价波动对居民消费的影响，以及我国保障性住房体系的构建。第三部分总结了房地产投资、房地产信贷和中国经济增长之间的关系。 本文的贡献在于详细整理了关于房地产业发展的多种主导因素，使读者可在较短时内对我国房地产业的发展及各种问题有较清楚的认识；同时本文详细研究了各种宏观调控政策和金融政策影响房地产发展的内部机理及各种不足之处，并给出相应的建议。本文的不足之处在于没有用数学方法对房地产价格成因及发展机理进行分析，也没有进行实例论证，只是在理论层面对房地产业进行一些定性的通识性分析，以便读者对这一问题有详细的了解并提出更深刻的见解。 关键词：房地产 宏观调控 金融 房价 保障性住房  ABSTRACT Nowadays,real estate has become the national hot spot.And the higher and higher housing price has made people upset.As an important part of the tertiary industry,real estate is a comprehensive industry,also the national economic basic industry,and its development has been greatly promoting the development of economy.But during the ten years when the real estate has been keeping a rapid speed of the development,the rising of the housing price has caused the dissatisfaction of the majority of the consumers who have less money and the widely concern of the professionals.For a long time,the development of the real estate is in a disordered state,and its fianacing ways mainly relies on the bank loans and so simple.For the same time the countrys macroeconomic regulation and control policy also failures,too.The worse thing is that the local governments land business violates the law and discipline,also some people buy and sell the houses so frequently.All of that finally caused the the high housing price and the downturn of the
