AbstractTheChinesegovernmentgraduallypaysattentiontotheenergyconservationtransformationofexistingresidentialbuildingsinrecentyears.Thegovernmentstrengthenstheeffortstotheretrofitofexistingresidentialbuildingsanddrawsuptheplan.Somelocalgovernmentshaveorganizedthereconstructionofresidentialbuildingsandobtainedsomeachievements.However,thepowerofthegovernmentislimited;thegovernmentcouldn’tfinishthisworkalone.ThisthesistriestointroducetheEnergyManagementContracttotheretrofitprojectsanddiscussthepossibilityofthemarketizationoftheresidentialbuildingretrofit.ThisthesisproposestheoperatingmodelexistingbuildingretrofitinnorthernChinabasedonsystematicanalysiswitheconomicmanagementresearchmethods.BasedoncurrentsituationoftheretrofitofexistingresidentialbuildingsinnorthernChina,thisthesissummarizesthecharacteristicsofexistingbuildingretrofit,analyzingthesituationofenergysavingserviceindustryandthenfindsthefeasibilitiesandnecessityofcombinedtheEnergyManagementContractwithresidentialbuildingretrofitprojectsinnorthernChina.Withsystematicanalysis,thisthesisanalysesthedrivingfactorsofeachparticipationbodyoftheretrofitprojects.Thenthisthesisstudiestheprincipal-agentrelationsbetweentheresidentandenergyservicescompanyandtheprincipal-agentrelationsbetweentheresidentandpropertymanagementcompanybasedonprincipal-agenttheory.ThenthisthesisproposestheoperationalmodeloftheretrofitofexistingresidentialbuildingswiththeEnergyManagementContractdesignstheimplementationprocess,clarifiestheopportunitiesandtasksofeachparticipationbodyinretrofitprojects.Furthermore,thisthesisproposestheschemeoffinancingandthedistributionofincome.Finally,thethesisintroducesthecaseof“HebeiYihao”,analysestheresultandbenefitsoftheretrofitproject,andproposestherelevantpolicysuggestionsThisthesisproposestheoperationalmodeloftheretrofitofexistingresidentialbuildingswiththeEnergyManagementContract,anddesignsthefinancialschemeofretrofitprojects,whichisbeneficialtosolvetheproblemsaboutthemarketizationoftheresidentialbuildingretr
