万方数据 万方数据 中文摘要 20 世纪 80 年代初期是我国大变革时代的起点，计划生育政策的实施，改革开 放的全面铺开，经济结构的根本性调整，赋予了这个年代出生的人不同于以往年代 人的生长环境，这一代人亦有了自己的专属名词——“80 后”。随着时间的流逝， “80 后”现已步入社会，逐步成为推动国家发展的新生力量，成为国家生产、消费 的核心力量。 如今“80 后”已到适婚、适育年龄，其对住宅的需求呈现出井喷式增长节奏。 “80 后”受其出生时期的政治环境影响，多数为独生子女，其成长在市场经济快速 发展的时代，各种巨变塑造了这一代人在价值观、社会意识、生活习惯等等方面与 以往年代的人表现出诸多差异。在住宅需求上更是与以往年代人群的需求截然不同， 以往的住宅理念难以满足“80 后”人群的需求，其对住宅的要求已不仅仅是满足居 住功能这么简单，更多的宜居住宅理念和要求成为其新的需求点。如何建造出符合 “80 后”需求的宜居住宅成为诸多房地产开发商急于解决的问题，如何设计出符合 “80 后”需求的宜居住宅成为诸多设计院研究的课题。 本文以探求“80 后”宜居住宅设计要素为目标，以调查问卷分析和对比研究分 析为研究方法，以国内外相关和研究成果为理论基础，结合我国现阶段实际情况， 阐述了“80 后”成长环境的特殊性和消费习惯的变化，针对性的分析了其消费习惯 和住宅消费需求特点。本文提出了“80 后”宜居住宅设计应遵循满足安全需求的生 态设计、满足社交需求的邻里设计、满足被尊重需求的新城市设计理念；总结出了 “80 后”宜居住宅在设计时应具有个性鲜明、超前创新、运动健身、交通便捷、沟 通顺达、环境优美等特征；并结合昆山颐景园设计方案案例，详尽的阐述了“80 后” 宜居住宅如何开展方案设计，并结合该案例对之一特殊人群的宜居住宅设计进行了 系统的实践研究；提出了注重实用型住宅方案设计、发挥最低限额的综合型设计以 满足“80 后”特质的个性化设计的建议。 总的来说，“80 后”是特殊的一代，我们只有在深入研究其消费习惯和需求特 质后，结合时代特质，针对其对宜居住宅的需求，只有这样，建造出来的住宅产品 才可能满足“80 后”的购房需求。 关键词：“80 后”群体，宜居住宅，生态设计，邻里单位 ABSTRACT The starting of Chinas reformation era is in the early 80s of the twentieth century. As the implementation of family planning policy, the reform and opening up in full swing, the fundamental adjustment of economic structure, giving the group of people who were born in this era is different from the previous generations, this generation is called -- after 80s group. With the passage of time, after 80s start stepping into the society, has gradually become a new force to promote national development, become the main energy of national production and consumption.
