Urban residential area commercial service facilities configuration research To xi an as an example Candidate：TangJingWen Supervisor：Prof. HouQuanHua Chang’an University, Xi’an, China I I 城市居住小区商业服务设施配置调查研究 ——以西安市为例 摘 要 居住小区商业最早作为小区配套出现，随着住宅商品化改革日趋深入和生活水平的 提高，人们对居住环境提出了更高的要求，居民的消费要求已从过去的“温饱”型转向 “高品质”的精神需求。针对小区商业服务设施在变革和发展中出现的诸多问题，如商 业设施的配套内容、商业规模、业态结构以及经营模式等等，意味着在这个新的阶段小 区商业服务设施建设应结合时代需求，制定符合各地区发展、切实可行的现代居住小区 商业。于是在这样的背景环境下，研究小区商业的生存现状及发展前景变得紧迫而有意 义。 城市居住小区商业服务设施配置的研究是一个具有很多不确定影响因素的研究课 题,它的发展受到社会、经济、政治及生活方式等方面的影响，在使用发展过程中会产 生不同的变化倾向。本文在结合我国国情及其他城市相关规范、建设标准，以及国内外 相关理论借鉴的基础上, 从居住小区商业服务设施配套的规范控制体系中寻找切入点， 选取了西安市 20 个典型居住小区作为研究对象，调研其商业服务设施的现状配置和使 用情况，分析居住小区商业服务设施从功能上、形态上、布局上的生长状况和演变过程， 找出《规范》配置居住小区商业设施在业态数量、项目品质、经营模式方面的优点和存 在的问题，探讨居住小区商业如何进行较为科学的规划和定位。 通过以上内容的研究分析，本文主要形成了以下结论：不同时期的居住小区商业服 务设施配置呈现的不同规律和特征表明，小区商业的配置内容和发展模式不是一成不变 的，我国在发展小区商业服务设施建设中应遵循整体协调、结构合理、适度超前和以人 为本的原则，对《规范》下建设的商业设施预留一定的发展空间，对《规范》忽略的商 业设施，使其根据不同情况有调整变化的可能，使小区商业更大程度的服务于城市居民。 关键词：城市居住小区，商业设施配置，功能、形态、布局 III III IV IV Abstract Residential area business first appear as village form a complete set, with housing commercialization reform increasingly deepened and the improvement of living standards, people of living environment put forward higher request, the residents consumption demand has been from the past subsistence type to high quality spiritual needs.
