重庆大学 重庆大学硕士学位论文 英文摘要 PAGE PAGE VI ABSTRACT In recent years, public rental housing construction has been vigorously promoted in our country, the public housing system also has received the widespread attention from all walks of life. With the countrys public rental gradually put into operation, peoples focus has shifted from the initial planning and construction to the present post-operations management. At this stage, there are more research about post- operations management for public rental, but more attention to administration, access review, exit mechanism and other issues. Attention to replacing rent demand of the tenant during lease is not enough, research in this area had been lacking. In the process of post operation and management, as the volatility of tenant work, replacing rent is inevitable. As an important part of affordable housing system , if public housing can only solve the problem of living, without considering the affordable crowd’s late life needs, its significance as affordable housing will be greatly reduced. As the first batch of pilot cities of Chongqing, vigorously carry out the construction of public rental, and actively explore a new model of public rental construction. Our country’s affordable housing construction apparent lack of balance function of the space before, there are different levels of unreasonable spatial layout phenomenon. “Jobs-housing balance” is introduced at the beginning of Changing public rental housing construction plan, points out that 21 large areas public housing is located are combined with peripheral industry development to layout. However, public housing target groups including just graduated college students and migrant workers, their work variability is larger. This will generate the dynamic imbalance in the leasing process.
