福建师范大学居凤云硕士学位论文 E 一一——， 一一—— ， 摘要 Abstract Urban land is the spatial cj21Tier for the production and the ways of life in the city, especially,urban land-use is the core of the urban construction．Along埘th ci锣 development and population growth,the issue of the land—use utili修has been brought into focus．The urban land-use utility is the contrastive analysis of the input costs and output value of the land，it emphasizes not only urban economic benefit,but also social benefit and ecological benefit． Urban land-use includes three subsystems as economic benefit、 social benefit and ecological benefit in the respect of system theory．This paper studies on land-use utility of Fuzhou city,moreover,analyzing the relation between input and output of the land． Based on the analysis of the degree of land utilization and present land market，analyzing the overall efficiency of land use in Fuzhou city by the multi-level grey comprehensive evaluation model、TOPSIS、hierarchical clustering analysis and grey correlation degree． ■■吃 The result indicates that：the overall efficiency of land use in Fuzhou city shows ascendant trend during 1 998～2007．Then making a contrastive analysis‘of the coordination degree in the big cities by the modeling of coordination degree，it finds that： the coordination degree of land—use utility of Fuzhou city is above the mean level，it reflects that the urban land use of Fuzhou city is more reasonable． Keywords：comprehensive benefit of land use；multi—level grey comprehensive evaluation；TOPSIS method；coordination degree；Fuzhou cit)， III 电、福建师范大学居凤云硕士学位论文 电、 IV 中文文摘中文文摘 中文文摘 中文文摘 随着经济的快速发展、城镇化水平的加速提高、人口数量的增加，城市土地供 应紧张，人地矛盾日益尖锐化。城市土地利用产生一系列问题，随之节约、集约利 用城市土地、城市土地利用效益问题成为人们关注的问题。 我国城市用地属外延型扩张，大多数城市土地利用属于粗放利用状态，致使城 市土地利用效率十分低下。因此，本文以城市土地利用综合效益为切入点，研究城 市土地利用综合效益变化情况及城市土地利用效益的协调度。 本文以福建省省会城市福州市城区为研究对象。首先，在分析福州市土地利用 现状与土地市场运行情况下，通过构建福州市土地利用综合效益指标体系，选取 1998．2007年为研究时段，运用灰色多层次综合评价模型、TOPSIS法、系统聚类分 析法以及灰色关联度分析法等相关数学模型与SSPS、DPS统计软件，对福州市土 地利用综合效益演化进行分析。其次，将福州市与全国各大城市土地利用效
