城市更新中商业类旧改模式创新初探 祝亚楠,胡纹 摘要:当前,城市更新建设热火如荼,存量利用逐渐成为主要更新方式,其中存量商业项目占据了城市公 建的主流。传统的纯粹物质环境的 “表皮”式改造、以经济利益驱动的充斥着一次性旅游消费业态的更新 改造模式已经不能适应当前经济转型与个人消费模式转变的时代发展需求,如何在消费升级的当下对存量 商业类旧改项目进行改造升级、模式创新,使其改造更新向着内涵、和谐、创新发展成为急需解决的问题。 本文通过梳理不同类型的商业类旧改实践现状,总结出不利于社会综合效益提升的现状问题,基于这些问 题,从政府、开发商、商家、消费者、居民等的利益博弈关系分析其产生动因。结合经济转型、个人消费 模式转变及互联网对商业带来的深刻影响,受当前创新型商业类旧改、共享经济等发展热潮启发,提出了 城市更新中商业功能延续和文化内涵提升共同发展的内涵、和谐、创新的商业类旧改创新模式与更新策略。 关键词:城市更新,商业类旧改,模式创新,文化创意, “互联网+”,共享经济 Abstract: At present, the urban renewal construction is in full swing, and the utilization of stocks has gradually become the main renewal method, among which the stock commercial projects occupy the mainstream of urban public construction. The “skin” reform of traditional pure material environment and the renewal transformation mode driven by economic interests and filled with the one-time travel consumption industry can no longer meet the needs of the era of economic transformation and personal consumption pattern transformation. How can consumers be upgraded? The transformation and upgrading of the old commercial projects of existing stocks and model innovationshave made it an urgent problem tobe solved in terms of connotation,harmony, and innovation. In this paper, by sorting out the current status of different types of commercial reform practices, we sum up the status quo problems that are not conducive to the improvement of comprehensive social benefits. Based on these issues,we analyzethecauses ofthegame from theinterestsofthegovernment,developers,businesses, consumers, and residents. .
