沈阳城市商品住宅消费与流通的政策研究-结构工程专业论文.docx

硕士研究生学位论文摘要I 硕士研究生学位论文 摘要 I 摘 要 改革开放特别是 1998 年进一步深化城镇住房制度改革以来，我国取消了福利分房， 建立了新的城镇住房供给体系，房地产开发商建设的商品住宅成为城镇住房供应体系中最 主要的部分，居民的住房需求主要通过购买商品住宅得以实现，居民购买普通商品住宅的 比重和数量不断增加。 目前我国房地产市场正处在快速的发展阶段，在发展过程中还存在着一些亟待解决的 问题和矛盾：一是商品房价格上涨过快；二是部分地区房地产投资规模过大；三是商品房 供应结构问题进一步凸现；四是房地产市场秩序比较混乱。 本文以定量分析为主，并辅助以定性分析和解释，首先对商品住宅市场及商品住宅的 消费和流通进行了分类，论述了房地产与社会经济发展的关系，利用新古典主义模型，建 立了沈阳商品住宅需求函数，对沈阳商品住宅需求进行了实证分析。 其次本文对沈阳城市居民的住房供应体系进行了划分，依据沈阳城市居民收入指标划 分出了商品住宅的供给对象，利用相关统计数据，对沈阳商品住宅市场在供应总量、供应 区域、供应面积、供应价格四个方面进行了定量分析。 最后提出了促进沈阳城市商品住宅市场发展的政策建议，由政府引导开发商，开发商 引导消费者建立科学的住宅消费模式，形成合理的，有梯度的住宅消费层次。同时解除沈 阳市普通商品住宅在流通环节存在的障碍，促进沈阳城市商品住宅的消费和流通，改善沈 阳市民家庭的居住条件，促进住宅产业的健康，可持续发展。 论文的研究成果对于改善商品房的消费、调节市场流通等，具有相当的理论与实践意 义，可为有关方面之参考。 关键词：商品住宅；住宅需求；消费；流通；住宅政策； 硕士研究生学位论文AbstractIII 硕士研究生学位论文 Abstract III Abstract Reform and opening up, especially in 1998 to further deepen the urban housing system reform, Chinas abolition of the welfare housing allocation, and the establishment of new urban housing supply system, and real estate developers building commercial residential buildings into urban housing supply system in the most important part, residents the housing needs of primarily achieved through the purchase of commercial housing residents to purchase the proportion of common commercial housing and number of the increase.
