浙江工业大学 硕士学位论文 高校体育馆全寿命周期的工程造价管理与控制－－以义乌工商 学院体育馆工程为例 姓名：彭德红 申请学位级别：硕士 专业：建筑与土木工程 指导教师：杨俊杰 201104 高校体育馆全寿命周期的工程造价管理与控制——以义乌工商学院体育馆工程为例 高校体育馆全寿命周期的工程造价管理与控制 ——以义乌工商学院体育馆工程为例 摘 要 高校体育馆建设项目投资大、工期长、工程复杂，做好造价控制非常重要。如何以较 少的投资取得最大的综合效益，是当前亟待解决的关键问题。高校体育馆建设项目全寿命 周期可以分为以下六个阶段：投资决策阶段、设计阶段、招投标阶段、施工阶段、竣工结 算阶段和运营维护及拆除阶段。各个阶段的职能和工作内容侧重点不同，对项目全寿命周 期费用的影响也不一样。 本文的研究目的在于借鉴国际上认可的全寿命周期集成管理理论与方法，探讨建立适 合高校体育馆建设项目的全寿命周期费用的控制理论框架和基础方法，突出高校体育馆建 设项目设计阶段投资控制的重要性，提高高校体育馆建设项目各个阶段的造价管理与控制 水平，进而实现投资效益最大的目的。 本文从高校体育馆的基本理论、全寿命周期工程造价管理与控制的概念和要素出发， 论述了高校体育馆全寿命周期各个阶段工程造价管理的技术要点。结合义乌工商学院体育 馆工程实践，深入探讨了高校体育馆工程在各个阶段的工程造价控制对策。通过层次分析 法和价值工程法对义乌工商学院体育馆设计方案进行比选，最终确定了一个功能合理、资 金利用率最高、全寿命周期费用最低的设计方案。 文中提出的工程造价控制对策在工程实践中取得了较显著的实际效果，对同类工程具 有广泛的借鉴作用和指导意义。 关键词：高校体育馆，全寿命周期，工程造价管理与控制，层次分析法，价值工程法 Engineering Engineering Cost Management and Control on the Whole Life Cycle of College Gymnasium ———Take the Case of the Gymnasium Proj ection of Yiwu Industrial and Commercial College ABSTRACT As university or college gymnastic construction projects have large investment，long construction pedod，and high complicated degree，it’S very important to control the cost．How to maximize the profit with the least investment is a crucial problem to be solved urgently．The life cycle of construction projcots are divided into the following six phases：the decision-making phase，design phase，tender phase，construction phase，settlement phase， operation,maintenance and re—movement phase．In different stage，the function and main work is different，SO different stage has different effect on the life cycle cost of the project． According to the life cycle integrative management theories and methods which are widely adopted all over the world，the paper aims at exploring the suitable theoretical framework and methodology for controlling the life cycle cost of the university or college gymnastic construction projects，highlighting the importance of controlling the cost in the design phase and improving cost management in each phase to maximize the profit
