PAGE PAGE 56 大学生群体的购房潜力及其影响因素分析 ——以杭州高教区高校为例 摘要：当代大学生是一个人数庞大，消费能力强劲的群体。在当前过快上涨的房价面前,大学生群体虽然自身经济能力有限，但依然渴望拥有属于自己的住房。研究大学生是否具有购房潜力，能否成为一个潜在的市场，无论对房地产市场未来的发展还是对政府制定大学生就业政策，都有一定的意义。 本文选取杭州高教区四所高校的681位在校大学生为调研对象，采取抽样调查、发放调查问卷的调研方法获取数据，整理后的数据表明超过半数的大学生有购房意愿，说明大学生群体中存在购房潜力。通过SPSS软件中的交叉列表分析得出，影响这部分学生购房的因素包括家庭月收入、已有住房情况、留杭意向、工作意向、是否工作和住房消费观。调查结果还显示，对于大学生是否应该购房这一问题，反对和赞成的人数相差不大，没有明确对错之分。本文旨在说明大学生群体存在购房意愿，具有购房潜力，这是社会经济发展使然。 关键词：大学生群体；购房潜力；购房意愿；影响因素 Analyzing Potential House Buying of College Students and Its Influencing Factors ——Take Four Colleges of Hangzhou Higher Education Area for Example Abstract: Now college students become a large group of strong power of consumption. In the face of the rapid rise of housing price, they still have willing to own houses. It’s meaningful for the development of real estate market and government to research whether college students have capacity of house buying and become a potential market. The research takes 681 students from four colleges of Hangzhou higher education area as objects, collecting data by sample survey and questionnaires. The results show that more than half students want buy houses which means college students have house buying potential. Through statistics in cross tabulation Tables, the influencing factors include monthly family income, housing condition, intention of working and living and consumption view. There is no right or wrong way whether college students should buy houses. The article aims to explain college students have willing to houses, it’s because of social development. Keywords: The Group of College Students; Potential House Buying; Willing of House Buying; Influencing Factor 一、绪论 （一）研究背景中国人自古就崇尚安居乐业，拥有一套房就有了一个家。然而1998年国务院发布的《关于进一步深化城镇住房制度改革加快住房建设的通知》文件是我国福利分房时代的终结，也是住房货币化的开始。当年的房价跃上2000元/平方米。进入2000年，房价开始小幅上涨，2004年开始，房价如脱缰野马，全国平均房价每平方米3000元一直涨到6000元，直到2014年才稍有放缓。根据国家统计局发布的数据显示，2014年全国平均房价为6323元/平方米，全年全国居民人均可支配收入20167元，也就是说，两个人构成的家庭要想买一套60平米的房子大约要10年。由此可知，购房压力还是真正存在的。 自1977年恢复高考至今，大学生人数越来越多。据国家统计局发布的
