摘要：房价问题，一直以来都引起了社会各界的广泛关注。房价与其所在的行业不仅事关民生国计，而且与社会是否稳定息息相关。同时房价也是衡量其所在的市场是否失衡与结构是否均衡的关键性指标之一。 研究房地产相关的运行规律，把握房价与居民可支配收入的关系，不仅能较为准确的判断房价水平高低而且能反映居民的住房的需求。本文以菏泽市为研究对象，结合我国当前具体的社会、经济及人文环境，比较系统的挖掘其房价收入比值和其合理区间，在此基础上，提出完善房价统计制度；以房价收入比合理区间确定房价调控目标；提高社会保障水平，增加居民可支配收入等建议，为促进当地及类似地区房地产市场的合理发展及改善当地居民的生产生活条件，提高生活水平提供参考性建议。 关键词：菏泽市；房价收入比；建议 （关键词是论文中比较重要的，经常出现的词语） 摘要是文章的缩写，要简明扼要，用一两句话说明研究的背景意义即可，重点是论文的主要研究内容。 Abstract：The real problem, has aroused widespread concern in the community. Operation rules on real estate related, grasp the housing prices and disposable income of residents, not only can judge the price level more accurately and to reflect the residents of housing demand. This paper takes Heze city as the research object, combined with Chinas current specific social, economic and cultural environment, the house price to income ratio and the reasonable range of mining system, on the basis of this, put forward to improve housing statistics system; in real income than reasonable interval to determine prices control target to improve the level of social security, increase the residents disposable revenue proposal, for local peoples production and living conditions and reasonable development of the real estate market to promote the local and the similar area and improve, improve the standard of living to provide some suggestions .
