AbstractInrecentyears,realestatepricescontinuedtorise,housinghasbecomenotonlytherelationshipbetweenordinarypeoplecanliveandworkinpeaceissues,butithasalsobecomethekeyforourcountrytobuildawell-offsocietyinanall-roundway.Basedontheabovereasons,thestatepromulgatedaseriesofregulatorypolicyrelatedtherealestatetoexceptthathousingpricecanbebacktoreasonable.Sofar,thesepolicieshavemadesomeachievements,butthepricesarenotthesameasexpectedtofallsharply,whichhaveustoconsiderthebasiccauseofhousingprices,andscholarshavepointedoutthatthelandcostisthefundamentalreasonforthepremium.Therefore,thediscussionbetweenhousingpricesandlandpricehasgotmoreandmoreattention,thepointofthisargumentfocusonwhetherthegovernmentusesthe―landfinance‖toincreasefinancialincome,ortaketherealestatebusinesstopremiumgrowthasanexcusetopushthepricesofthehigh-speedgrowth,thenobtaintheexcessprofit.Therearetwonecessaryconditionsforthehealthydevelopmentoftherealestate–reasonablehousingpriceandlandprices,thestabledevelopmentofthenationaleconomybaseonthehealthstabledevelopmentoftherealestatemarket.Therefore,toexploretherelationshipbetweenhousingpriceandlandpricehasagreatertheoreticalandpracticalsignificance.Grangercausalitytestbasedonthehousingandlandpriceindexoffourthquarterin2009andthefirstquarterin2001,thisarticlereflectstherelationshipbetweenhousingpriceandlandpriceofeastern,centralandWestern,andthedatateststhecausalrelationshipbetweendifferentareasofhousingpriceandlandprice.Theempiricalresultsshowthat:theEasternDistrictofShanghaicityandNanjingcitylandpricesandhousingpriceisreciprocalcausationrelationship,buttherelationshipbetweenlandpriceandhousingpriceincentralandwesternregionsarenotsignificant.Onthisbasis,inordertocontrolthehousingpriceseffectively,thepaperputsforwardrelevantpolicysuggestions.KeyWords:HousingPrice;LandPrice;GrangerCausalityTest;Impulseresponsefunction.目录第1章绪论........................................................11.1选题背景与研究意义.....................................................................
