重庆大学硕士学位论文中文摘要 重庆大学硕士学位论文 中文摘要 I I 摘 要 本课题来源于自选题目,作者本人曾就职于成都市一家房地产公司。该公司是 一家集房地产投资、开发、运营、服务为一体的专业房地产公司，具有典型的代 表意义。目前该公司正处在扩张和发展的阶段，拥有员工 100 余名，是一家民营 性质的小型房地产企业。而随着我国政府一系列房地产宏观调控政策的出台,中小 型房地产企业不仅仅面临着土地获取难、融资难、收益压缩和资金紧张等问题的 困扰与挑战，同时也面临着企业内部管理的瓶颈。因此本课题以成都市某小型房 地产公司为实例，从流程规范化的角度分析研究中小型房地产企业当前的内部管 理现状以及面临的的问题,探讨中小房地产企业如何进行组织结构设计与流程再造。 对于房地产企业来讲，流程再造，不仅仅是对企业的管理与业务流程的再造， 而且是要将以职能为核心的企业改造成以流程为核心的企业，这也就是我们所说 的流程再造。中小房地产企业只有通过不断地变革与创新（广义上这里不仅仅包 括流程再造，还包括企业组织的再造和变革），才能使原来暮气沉沉的企业重新焕 发出青春，并且充满朝气、充满生机、充满活力的蓬勃发展！ 论文在研究过程中充分采用理论分析、政策分析、数据调查和比较方法等作 为基本研究方法。同时将企业战略管理、市场营销等学科的管理方法及手段运用 到了课题的研究中去,实现了对中小型房地产企业当前现状和发展策略的系统化研 究,对现有的研究进行了创新和深化。 关键词：房地产，管控模式，管理规范化，组织结构设计，部门设置 重庆大学硕士学位论文英文摘要 重庆大学硕士学位论文 英文摘要 II II ABSTRACT This thesis derives from a self-selected topic. The author had once taken office in a professional real estate company which has a staff of about 100 in the city of Chengdu. And this company has an integrated business of investment, exploitation, operation, service and etc. It has a typical significance in researching this type of companies, for it is still in its phase of developing and expanding its influence. However, by the implement of a series of policies in the macro economic control of the real estate by our government, the middle and small scale real estate companies have now not only facing the difficulties and challenges in problems such as getting lands, financing, shrinking of their incomes, the capital shortage and etc, but also they have to be confronted with the bottleneck of the internal enterprise management. So, as illustrated above, based on the analysis of the current situation of the internal mangement and the problems such types of companies faced with, this thesis takes the company in Chengdu for instance, and explores the structural design and process reengineering for such types of companies in the angle of the process standardization.
