ABSTRACT
Real estate industry has been the most important pillar of Chinas notional economy already. How to manage the project cash flow and realize value maximization is the main problem for the industry now, because success or failure of the real estate industry are all depends on the cash flow. The real estate industry projects cash flow is always mutable because of long project development cycle and especially susceptible by the location economic and political environment. In order to get the accurate and reliable cash flow, we have to consider its nondeterminacy and estimate cash flow with a scientific method, and then provide support for control the cash flow in different project development stage. On this basis, I will expounding the uncertainty of cash flow of real estate industry project in this article.
In this paper, we will try to share how to control it with the cash flows estimation and cash flows and cash flows domination in different development stage. For select the cash flows which is necessary to be confirmed, writer will follow the cash flow statement to analyze uncertainties which will affect the real estate project cash flows to screen the uncertainties appeared when we study the real estate project cash flows management. Considering the veracity of estimate, we will use Matter Element Analysis Method to chose similar project and collect cash flows information. Thus, uncertainties cash flows model will come forward based on the cash flows distribution pattern under using probability theory and mathematical statistics. At the same time, in line of different cash flows estimate to get the probability of occurrence of the specified cash flow and the flows under required probabilities.
