? ? @ @ 摘 摘 要 伴随着改革开放，我国经济获得了迅速发展，而作为市场经济中的一份子， 房地产业在房地产改革等一系列政策之后，也俨然成为了国民经济的的支柱产业 及先导产业。我国房地产市场虽不断成熟与完善，但是对于研究商品住宅市场的 空置、空置率、及合理空置率的定义并没有统一和完善，因此也就不能很好地、 客观地、准确地评判商品住宅市场是否健康、持续、稳定的发展。 本文在研究商品住宅合理空置率同时，提出了商品住宅空置的原因及商品住 宅合理空置的作用。并借鉴已有学者对商品住宅合理空置率的研究，依据我国目 前商品住宅市场的特点，提出了商品住宅空置、空置率、及合理空置率的定义， 并根据本文对商品住宅合理空置率的定义以及其相关影响因素，构建商品住宅合 理空置率求解模型。并依据所构建的模型及分析和整理南昌市商品住宅市场的相 关数据，实证研究南昌市商品住宅合理空置率。 关键字：商品住宅：空置；空置率：合理空置率：南昌市 ● ● ? .1 ?
