浙江工业大学硕士学位论文集士 浙江工业大学硕士学位论文 集士港卫星城商业业态提升的驱动力与模式研究 万方数据 万方数据 集士港卫星城商业业态提升的驱动力与模式研究 摘 要 “十二五”期间，宁波市规划“一核两翼多节点”的空间布局，鄞州集士港镇作 为宁波市首批卫星城市试点镇纳入宁波大都市发展的“多节点”都市圈。经过五年 的卫星城建设，商业网点体系已基本建立，商业网点布局初具规模，但商业网点 布局不明晰、配套设施建设滞后、商业人气欠足等问题制约着集士港卫星城的商 业发展，开展商业业态提升的驱动力和模式研究显得十分必要且紧迫。 本文在总结卫星城市发展、商业业态发展、城市商业空间扩展驱动力及商业 业态模式相关理论的基础上，立足集士港卫星城实际，描述集士港卫星城商业业 态的现状，探析新旧商业业态的布局、现有商圈的特点等内容，归纳现有商业业 态存在的主要问题，剖析业态提升的四大驱动力（政治、经济、社会、人文）， 并运用 SWOT 分析得出了基于不同驱动力类型的三种商业业态提升模式（中心 区、次中心、节点），提出了集士港卫星城未来商业业态布局的规划和发展方向。 通过对集士港卫星城商业业态提升的驱动力与模式的研究，建立了一套适应 集士港卫星城商业业态提升的支撑体系，推动集士港商业业态布局的合理化、规 范化，为同类型卫星城商业业态发展提供了借鉴与启示。 关键词：商业业态、提升、驱动力、模式、集士港 I Research on the Driving Force and Pattern to Improve Commercial Types of Operation for Jishigang Satellite City ABSTRACT During the twelfth five-year plan, the space layout of Ningbo City characterized by “one core two wings with multiple nodes” has been conducted by the government. And Jishigang of Yinzhou District, served as one pilot town of the first satellite city in Ningbo, has been contained in the “multiple nodes”developing plan which belongs to the metropolitan regions of Ningbo. After a five-year construction, preliminary trade network of the town has been built with a considerable scale. However, the commercial development of Jishigang is restricted by the indeterminate layout of trade network, lags of the corresponding infrastructures and insufficient popularity. Hence, researches on the driving force and pattern of the commercial types of operationare necessary and urgent. Theories related with development of satellite city and commercial forms, driving force of commercial region development and pattern of the commercial types of operation have been reviewed and summarized. Based on the reality of Jishigang satellite city, herein this paper describes the commercial types of operation at present, besides, explores the different layout between the old and new types and features of the current trade area, etc. Problems of current commercial types of operation
