题目: 房地产估价中收益法的应用研究
摘 要
近几年来,房地产市场快速发展,使得房地产评估机构越来越受到大众的关注,不仅是专家学者的关注,还有普通的投资者。房地产评估机构是属于一个中介机构,也和银行紧紧联系在一起,房地产评估方法有很多,最主要用比较法、收益法和成本法,其余方法运用比较少,因为限制比较多,容易出现问题。现在房地产评估越来越趋向于收益法和比较法,成本法也慢慢的退出大众视野,收益法是三大方法之一,收益法具有较强的理论基础并广泛运用于评估具有收益和潜在收益的房地产,采用收益法评估,最主要是如何正确选择参数,目前在我国房地产实际运用中,参数的选择存在很多的问题,很多时候都是受估价师的主观意识,也就是人为因素的影响,这严重的影响到评估报告的质量,其内容的真实性。
本文主要通过柳州Z公司评估报告中的实际案例进行研究,主要是对理论依据,适用条件、范围,以及最重要的参数选择进行分析。参数的选择则详细的加以分析,主要是从收益年限的确定、房地产预期收益额的确定和报酬率的确定,这三个参数的变化会引起评估结果不同幅度的变化,其中报酬率是最难掌握、争议性最大的一个参数,所谓“失之毫厘,谬之千里”,最后,提出收益法在房地产评估中存在的问题,结合中国的实际情况,再借鉴国外成熟的基础经验,对我国房地产评估存在的问题提出相应的对策。
