RECITALS

WHEREAS,theLessoristheowneroftheworkshoplocatedat[AddressofWorkshop](theWorkshop);

WHEREAS,theLesseedesirestoleasetheWorkshopfromtheLessorforthepurposeofplasticprocessing(thePurpose);

NOW,THEREFORE,inconsiderationofthemutualcovenantsandagreementscontainedherein,thepartiesheretoagreeasfollows:

1.LEASEOFWORKSHOP

1.1TheLessorhereleasestotheLesseeandtheLesseehereleasesfromtheLessortheWorkshop,subjecttothetermsandconditionsofthisLeaseAgreement(theLeasedPremises).

1.2TheLeasedPremisesshallincludeallfixtures,appliances,andequipmentnoworhereafterlocatedinorontheLeasedPremises,excludinganypersonalpropertyoftheLessor.

2.TERMOFLEASE

2.2TheTermshallbeautomaticallyrenewedforsuccessive[RenewalTerm]yearterms,unlesseitherpartygiveswrittennoticeofitsintentionnottorenewatleast[NoticePeriod]monthspriortotheexpirationofthethencurrentterm.

3.RENTALPAYMENTS

3.1TheLesseeshallpaytotheLessormonthlyrentalpayments(theRent)intheamountof[RentAmount],payableonthe[PaymentDate]ofeachmonthduringtheTerm.

3.2TheRentshallbepaidtheLesseebanktransfertoabankaccountdesignatedtheLessor,orcheckpayabletotheorderoftheLessor.

3.3TheLesseeshallberesponsibleforthepaymentofalltaxes,utilityexpenses,insurancepremiums,andothercostsandexpensesrelatedtotheLeasedPremisesandtheoperationsoftheLesseeintheLeasedPremises,exceptforthoseexpensesspecifiedinwritingtheLessorasbeingtheresponsibilityoftheLessor.
