摘 要 2004年以后，房地产行业发展迅猛，在国民经济中起到非常大的制约作用，同时高房价严重影响到我国的民生问题，国家针对高居不下的房地产价格出台了一系列的宏观调控政策，但是房价依然没有得到有效的控制，民众对高房价问题的呼吁也越来也高，针对这一问题，我个人觉得有必要进行研究和探讨。本课题主要有以下几个内容，第一部分主要介绍和分析房地产行业的背景。第二部分主要介绍和分析房地产价格的构成。第三部主要分析房地产价格的影响因素。第四部分对国家抑制房地产价格政策效果的分析，第五部分为抑制房地产价格的办法和建议，第六部分为结束语。通过总结房价过高原因，并如何通过有效的方法来解决此问题。本课题的重点在于正确分析房地产价格的组成部分，以及对国家出台相关政策的分析。本课题的难点在如何透过现象看本质，并找出合理的解决方案。房地产价格如果能得到有效控制，就意味着它稳定了我国的宏观经济，确保了社会的安定，缓解了社会压力，体现了社会主义国家的优越性。并建议地产商在开发过程中要紧跟国家政策，才能更好的发展房地产行业。 关键词： 民生； 房地产； 国家政策； 高房价； ABSTRACT After 2004，The real estate industry seriously affected our livelihood issues, the state against the real estate industry published a series of policy of macroscopical adjusting control, but the house price still did not get effective control, the problem of high prices has become too high, in order to solve this problem, I think there is a need for research and discussion. This topic mainly has the following several contents, the first part is mainly the introduction and analysis of real estate price.The second part mainly introduces and analyses from 2005 to 2011 the country publishs relevant policy. In the third part, introduced the corresponding policy phenomenon deep-seated anatomy, and see essence through the phenomenon, find out the reasonable solving method.The fourth part is the conclusion and suggestion, highly summarized high prices, and how to adopt effective methods to solve this problem. The focus of this issue lies in the correct analysis of real estate price components, as well as the country publishs relevant policy analysis.The difficulty in how to see essence through the phenomenon, and find out a reasonable solution.
