Abstract
Along with the fast development ofreal estate market in china since 1998,the real estate
industry does a lot to develop the economyand to improve people’S living standard.As real
estate industry is a capital·intense industry,the banking sector’S support is very important to its
development.The expansion ofthe real estate seCtor,in recent years,has owed a lot to the bank
financing.In this process,the risk concentration in banking sector again becomes a hot issue thus
the study of it is necessary and important.
After introducing the definition and characteristic ofreal estate financing,the market and
business scope ofthe real estate offinancing,the Chapter one discourses upon the development
and importance ofthe real estate offinancing in China.Then the author analyzes lots ofeconomy
indexes,refers to the characteristic ofeach phase ofreal estate economy cycle and draws the
conclusion that both the real estate industry and the real estate bubble is expanding in our
country nowadays.In next step,the paper explores the risk possibility of the participants of the
real estate market SO as to prove the critical situation ofavoidance ofthe risk.The third part
makes suggestions for the commercial banks and the government to keep financial risk away.In
the last Chapter,drawing upon the successful experience ofAmerica,Germany,India and Brazil,
the author takes measures against financial risk.

我国房地产金融风险与防范研究
我国房地产金融起步较晚。从1998年开始,我国改变了住房分配制度,全面停止实
物分房政策,房地产金融开始快速发展。在房地产金融快速发展的同时,房地产金融中
也蕴藏着一定的风险。因而,本文从宏观经济运行、房地产市场主要参与者一开发商、购
房者、商业银行等方面分析房地产余融的潜在风险并提出规避风险的对策及建议。
第一章我国房地产金融的发展及重要地位
随着经济的发展,人民生活水平的提高,人们改善住房条件的愿望日益高涨。房地
产投资周期长,投资额巨大,房地产开发商为开发项目,必需在会融市场上融通资金:
广大居民为购买住房也急需银行贷款的支持,我国房地产金融因此而产生并快速发展。
在其自身发展的同时,也带动了相关产业的发展,从而拉动整个国民经济快速发展。
第一节房地产金融概述
房地产金融是以房地产为依托发展起来的融资品种,其融资的对象是房地产开发商
和居民个人,它具有自己专门的市场。房地产的供求双方都通过房地产金融市场融通资
金。
一、房地产金融的概念和特点
房地产金融是指房地产开发生产、流通、消费相联系的资金融通活动和金融资产投
资行为。简称房地产货币资金的融通。
