上海市房地产市场分析 摘要房地产作为特殊的商品，过快过高的房价涨幅，势必引发社会的不安及影响到和谐社会的构建。本文首先从房地产投资，开发，经济发展，城市建设等方面分析了上海市房地产市场现状；其次，对上海市房地产市场价格进行了探讨，从房价与市民收入方面，供求关系方面和供求的价格弹性方面对其进行分析，认为虽然上海的房地产价格上涨幅度相比全国水平较快，但是对于泉州市整体的经济发展来看，房价上涨还是处于合理范围，并不存在泡沫成分。可对于上海市中心城区来说，房价水平过高和上涨速度过快还是存在的，超出了居民的承受范围；然后，分析了上海市房地产市场存在的问题，认为，市场存在区域性差异与结构性供需矛盾，并对问题的原因进行了分析。最后，论文对上海市房地产市场的健康发展提出了几点建议，认为政府应该通过加快郊区综合开发力度，增加经济适用房，廉租房的供给，整顿土地市场秩序，加大房地产市场信息公开力度，引导居民房地产消费观念，整顿房地产金融市场秩序和增加投资房地产渠道等方式来稳定房价。12256 关键词：?房地产价格供求关系 Abstract As a special commodity,real estate excessive high rate of increase in housing prices will inevitably lead to social unrest and the impact of the construction of a harmonious society.
