摘要房地产作为特殊的商品,过快过高的房价涨幅,势必引发社会的不安及影响到和谐社会的构建。本文首先从房地产投资,开发,经济发展,城市建设等方面分析了上海市房地产市场现状;其次,对上海市房地产市场价格进行了探讨,从房价与市民收入方面,供求关系方面和供求的价格弹性方面对其进行分析,认为虽然上海的房地产价格上涨幅度相比全国水平较快,但是对于泉州市整体的经济发展来看,房价上涨还是处于合理范围,并不存在泡沫成分。可对于上海市中心城区来说,房价水平过高和上涨速度过快还是存在的,超出了居民的承受范围;然后,分析了上海市房地产市场存在的问题,认为,市场存在区域性差异与结构性供需矛盾,并对问题的原因进行了分析。最后,论文对上海市房地产市场的健康发展提出了几点建议,认为政府应该通过加快郊区综合开发力度,增加经济适用房,廉租房的供给,整顿土地市场秩序,加大房地产市场信息公开力度,引导居民房地产消费观念,整顿房地产金融市场秩序和增加投资房地产渠道等方式来稳定房价。12256

Abstract
As a special commodity,real estate excessive high rate of increase in housing prices will inevitably lead to social unrest and the impact of the construction of a harmonious society. This paper from real estate investment,development,population growth,economic development ,urban construction and other aspects of the real estate market in Shanghai. Secondly, the Shanghai real estate market prices discussed the relationship between supply and demand and price elasticity of supply and demand, house prices and people#39;s incomes, analyze that Shanghai real estate prices rise compared to the national level faster, but view Quanzhou overall economic development, housing prices still in a reasonable range, there is no bubbles. For downtown Shanghai, the price level is too high and rising too fast, or exists beyond the tolerance range of the residents; and then to analyze the problems of the real estate market in Shanghai, believes that there are regional differences in the market and structural contradiction between supply and demand, and the cause of the problem.
