AbstractSocial contradictions caused by the issues of relocation compensation in the process of urban house demolition have caused widespread concern of the community, and it is also the key question for government to formulate relevant policy. The research on urban house demolition compensation policy, contributed to clear the urban house demolition compensation, and provided reference for further improving compensation policies.This paper analyzed the policy of urban house demolition compensation in Wuhan city since the 1980s, and the process of evolution can be divided into three stages : the first stage (1980-1990) was that the work of urban house demolition started, the second stage (1991-2000) was mainly for the physical placement combining monetary compensation, the third stage (2001-2011) was mainly for the physical placement. Through analyzing the evolution of Wuhan urban house demolition compensation policy and core policy, the article summarized the main contents of the policy evolution and evolution rule. This paper analyzed the evolution reasons of Wuhan house demolition compensation policies: the expansion of urban space, urban economic development, population growth, the level of differential land rent, residents income, the level of housing, urban housing demolition participating subjects. The evolution of the compensation policy was caused by various social factors influencing each other. Finally, this paper identif ied the problems of current policy: not taking full account of the value of land-use, lacking of impartiality in assessment, government abuses, difficult solving the demolition dispute and so on, and gave some suggestions to improve the policy of urban house demolition compensation from the aspects of the range of compensation, assessment system, governmental action and hearing procedures.
