The Risk Management Study on Real Estate Enterprises Capital Chain Specialty: Engineering Economics and Management Name: Chai Dan Instructor:Prof. Yan Wenzhou ABSTRACT Capital chain is the essential factor of real estate industrial enterprises. The stable operation of a real estate enterprise is determined by the healthy capital chain circulation. Recently, with the rapidly development of the real estate industry, the price keep increasing. In order to control the situation, the government launched a series of adjustment policies, which leads to an arduous period with cost rising, reduced financing and declined sales. Due to the existence of the complex environment of many uncertain factors, the real estate enterprises are confronted with much great pressure about the running of capital chain. Thus, how to analysis and control the risk which produced by those uncertain factors in the new circumstance became an urgent problem for the real estate enterprises. Starting from the basic concept of the risks in real estate capital chain, this article will analyze the current situations of real estate enterprises. Then we proposed the idea of utilizing risk effect and risk resistance, to seek the main factors relative to the risks with the method of risk identification. Meanwhile, this article utilized the rough set theory to filter the estimation system, and determined the weights of indexes in the system with information entropy method. After that, we computed the expectations of the risk estimation indexes with simulations, and finally built up an estimation system to estimate the risks in real estate capital chain dynamically. In the end, through empirical analysis to evaluate the risk of the enterprise capital chain, and in view of the risk factors of the enterprise put forward effective measures to reduce the risk of capital chain.
