房地产上市公司筹资风险分析与防范研究 —以建业地产为例 摘 要 建业地产股份有限公司(以下简称“建业地产”)从一家小的地产企业做起,本着不忘初心,以人为本的服务的理念,慢慢做到了河南地产行业龙头企业,建业地产是河南地产行业发展中的佼佼者,因此本文把具有代表性的建业地产作为研究对象,主要内容简列如下: 本文以财务管理以及财务分析中的理论作为基础,利用财务管理中对风险的基本定义和财务分析中对风险的界定和预防等为方向,把建业地产当作研究目标,近些年来,房地产行业不断朝市场化方向发展,很多房地产公司为尽量减少成本而不再使用以往粗放式的管理模式,而且项目的规模愈来愈大,所需资金也越来越多,筹资风险所造成的损失亦可能变得更为严重。在如此的条件下,怎样利用科学有效的风险识别、评价方法,深入而全面地分析房地产公司面临的各种关键的风险因素,便显得尤为重要。因此,本文以建业地产作为研究对象,探究如何既可以保证房地产产业不断增强本产业的实力,又可以切实防范风险,是房地产行业应该关注的重点,研究该产业的筹资风险具有重要的战略意义。 关键词:财务分析,筹资风险,房地产行业,风险防范 Research on Risk Analysis and Prevention of Financing of Real Estate Listed Companies Abstract Jianye Real Estate Housing Group Co.,Ltd. (hereinafter referred to as Jianye Real Estate Company) from a small real estate enterprise, in line with the concept of not forgetting the original intention and people-oriented service, has gradually become the leading enterprise in Henan real estate industry. Jianye Real Estate is the leader in the development of Henan Real Estate Industry. Therefore, this paper takes representative industrial real estate as the research object. The main contents are listed as follows.: Based on the analysis of enterprise financial risk and the theory of prevention, this paper uses the basic meaning of financial analysis and common methods of financial analysis to study the real estate company of construction industry. In recent years, the trend of real estate market development is obvious. In order to minimize the cost, many real estate companies no longer use the previous extensive management mode. And as the real estate projects become bigger and bigger, more and more funds need to be raised, and the risk of financing will be greater and greater.
