PAGE PAGE 18 城市轨道交通对周边居民住宅价格的影响 ——以杭州市地铁为例 摘要：轨道交通作为公共交通体系的一种，它的便捷、低污染、高时速和大容量的特性改变了城市的通行方式，影响着整个城市的利益。城市轨道交通不仅可以从时间上缩短人们的通勤时间，还能在成本上降低通勤成本。地铁作为其中地重要组成部分，它地出现促进了周边房地产市场的活跃和周边土地的有效开发。在城市化进程的加快的大前提下，我国正处于城市轨道交通的飞速发展时期，轨道交通对周边商品住宅价格的影响日趋渐显，国内学者对这个影响的研究愈加重视。但国内运用科学的理论和方法对这种影响进行定性研究却不够深入，特别是对时间预期的多变性和空间影响的复杂性缺乏深层次的探索。即使是在中国，不同城市的影响机制也不完全相同。近年来随着我国城市化进程的不断推进，人们对轨道交通如何影响周边商品住宅价格的这个问题的研究变得更有现实意义。 本文以杭州市地铁为研究对象，对地铁周边居民住宅价格的相关问题进行较为系统的研究。论文首先从区位理论、时间效应、空间效应以及预期效应关于地铁对沿线居民住房价格的影响做了详细论述，然后讲述杭州地铁的概况和对居民住宅价格的实际影响，从而为杭州市的城市建设布局和房地产开发商提供一些政策性建议。 关键词：城市轨道交通；居民住宅价格；时间效应；空间效应；预期 The impact of urban rail transit on surrounding residential prices -- a case study of Hangzhou subway Abstract:As a kind of public transportation system,rail transportation is convenient, low pollution, high speed, and the characteristics of large capacity changed the way of the city traffic, affects the interests of the whole city. Urban rail transit can not only shortens the travel time from the time, still can reduce the commuting cost on cost. Subway as an important part of them, it promoted the real estate market active along and high-density development of surrounding land. In the context of urbanization speeding up, our country is in the period of the rapid development of urban rail transit, rail transit on surrounding increasingly fade in the influence of the commodity residential house prices, the impact of domestic scholars on the study more and more attention. But the domestic use of scientific theory and method of this influence is not enough in-depth qualitative research, especially for the expected time variability and space complexity of the lack of deep exploration. Even in China, the influence of different urban mechanism is not entirely the same. With the advancement of urbanization in our country in recent years, people how to influence of rail transit around this question of the commodity residential house prices more realistic significance. Taking hangzhou metro as the research object,
