湖南交通职业技术学院 毕业设计（论文） 设计（论文）题目： 杭州房地产市场市场现状分析 作 者 朱孟雨 专 业 房地产经营与管理 班 级 房管1101班 成 绩 校内指导老师 曾健如 2014年04月29日 摘要 近几年来，房地产业已成为我国经济增长的引擎和支柱产业，房地产及其固定资产投资对国民经济的贡献日益显著。特别是北京、上海、杭州、深圳各大城市对中国房地产的影响。目前我国房地产的市场现状是：一方面有大面积的商品房空置：另一方面，许多房地产企业，规模偏小，不注重质量与品牌，忽视市场调研。由于追求高额利润，只是开发的产品与市场脱节，形成了有价无市的局面。另外房地产市场的紧缩调控政策与抑制通胀为核心的宏观政策紧缩环境相叠加,当加息、信贷控制与影子银行体系监管相叠加,当针对开发商供给端的抑制与针对购房者需求端的抑制相叠加、当市场化间接调控手段与行政化限购令直接干预措施相叠加,房地产开发企业正在面临中国房地产市场起步以来最为严厉的市场和政策环境,中国房地产行业目前正逐步进入行业洗牌与结构调整阶段,即将面临第一次真正意义上的大调整。然而近几年，随着杭州市经济的高速发展，本市的房地产业的发展速度也相对较快。市区房屋的饱和化带动了郊区的房展。 本文主要是针对目前我国的房地产状态分析杭州房地产市场现状，出现这种现状的原因以及存在的问题进行分析，因而对此寻求解决的方法以及提出建议，并对杭州房地产市场未来的发展做出了展望。 关键词：房地产市场现状、问题、分析、展望 ABSTRACT In recent years, the real estate industry has become the engine of economic growth and pillar industry, real estate and its fixed asset investments contribution to the national economy increasingly significant.
