摘要 摘要 II II 的工程造价管理模式。最后,在以该理论和方法为实施指导文件的条件下, 预测 S 房产项目在开发过程中实施改进后的投资情况及可能达到的效果,为 S 房产项目开发公司提供可参考借鉴的工程造价管理研究理论与方法。 关键词:全过程 工程造价管理 房产项目 Abst Abstract PAGE PAGE IV Abstract As economy and fundamental construction investment are growing rapidly, along with the improvement of construction techno logy and cost management, The need for whole process cost control technology becomes much more necessary for S Real Estate Project. The whole process construction cost management theory, being applied widely in construction project, is a very popular construction cost management theory aboard nowadays. In China, the study has just stared for a short time without any applying in practice. So that the construction cost managers should learn about the developing trend in a brand new view for catching up with the international level. This paper starts from the existing construction cost management problems of S Real Estate Project, then try to analyze the root cause and give improving solution based on whole process construction cost management theory. For instance, during decision making stage, this paper will give more details about project plan, compare the investment plan and judge the financial part. During designing stage, try to estimate the influence factor of cost, improve the design plan and finish the calculation of inspection design. During bidding stage, use the appropriate bidding way and improve the evaluation indicators. For construction period, focus more on program check, analyze and improve the project changing investment and cost. At the end of construction, improve the hand over process and choose the right way to adjust project cost. As a result, an appropriate who process cost management theory should be built up for improving S Real Estate’s construction cost management mode. Moreover, try to estimate the possible investing situation and result for S Real Estate after its construction cost management mode has been improved. S Real Estate will own a referen
