Zhang Wei Specialty: ME (Architecture and Civil Engineering Field) Faculty of Construction Management and Real Estate of Chongqing University, Chongqing, China October 2012 重庆大 重庆大学硕士学位论文 中文摘要 I I 摘 要 随着社会和经济的发展，轨道交通作为一种解决城市拥堵问题的绿色交通工 具，成为城市建设中不可或缺的一部分，其地下空间的综合开发利用也逐渐成为 各大城市广泛关注的重点。城市轨道交通不仅是城市的“交通生命线”，同时也是 “经济繁荣线”，改变了城市的商业布局和人们固有的消费习惯，潜在巨大的商业 价值。其商业价值能否得到充分发掘，在很大程度上取决于商业经营的成功与否。 本文以重庆市科技攻关计划项目——重庆市轨道交通地下空间综合开发利用 研究为依托，依据重庆轨道交通建设规划，结合重庆轨道交通商业开发经营现状 和特点，进行了重庆市轨道交通地下空间商业经营模式的研究，得到以下主要结 论： ①通过对轨道交通和商业之间的关系进行分析，借鉴地铁商业的概念，对轨 道交通商业进行了定义，同时提出轨道交通商业具有的四个基本维度，并进行了 分析。 ②在对国内外城市地铁商业运营现状的调研的基础上，处理分析了国内外地 铁商业收入数据，比较了中外城市地铁商业存在的差距，并总结了造成差距的原 因。 ③借鉴我国城市的功能区分类，结合重庆市自身的城市功能和布局特点，对 把重庆市轨道交通站点进行了分类。在此基础上，根据站点客流消费特点及需求、 客流量等因素，对轨道交通商业业态进行了布局。 ④分析比较了轨道交通常用的五种商业经营模式的优缺点，总结了国内外轨 道交通商业经营上的做法。在此基础上，从经营内容、经营方式、和适合的站点 三个方面，对适合轨道交通地下商业的连锁经营模式和租赁经营模式（包括广告 经营、品牌自创）给出了建议。 关键词：轨道交通，地下空间，商业经营模式 重庆大 重庆大学硕士学位论文 英文摘要 II II ABSTRACT With the development of society and economy, as a green transport to solve the problem of urban tranffic jam, rail transit has been the indispensable part of of urban construction, and the comprehensive development and utilization of its underground space has also gradually drawn widespread concerns of major cities. Urban rail transit with huge potential commercial value, is not only the citys tracffic lifeline, but also the economic prosperity line, which changed the citys commercial layout and the peoples inherent consumption habit. The successful commercial business model is the key to fully explore rail transit commercial value. This research is based on the topic named as the research on comprehensive development and utilization of Rail Transit underground space, which is a tackle key problems in science and technology of Chongqing.
