Therefore,how to develop a scientific and systematic performance appraisal system, improve the efficiency of enterprises,will become the key to the survival and development of enterprises. In this paper,we take the XT Real Estate Company as an example,combined with the characteristics of the XT Real Estate Company,the company’S organizational structIlre,human resources status and other factors,we have carried on questionnaire survey and in—depth interviews about the existing performance evaluation system,the following problems have been found in the process of the performance appraisal:1。They do not know enough about the performance appraisal;2.Position responsibilities are not clearly stated;3.the performance evaluation index is unscientific;4.They lack communication in the performance appraisal;5.the result of the performance appraisal is not been used in other area.For these problems,by using thoroughly studied and analyzed the modem performance appraisal management theory,we found five reasons as follows:1.There is no systematic training about the purpose and necessity of the performance appraisal;2.the company do not have a high level of standardization;3.the performance indicators are insufficient in quantity and are not specifically explained;4.the company do not attach enough importance to the role of communication in the perf
