低 碳房地产 发展研 究 中文摘要 当前全球 以变 暖为主要特征 的气候变化 已经成 为 国际社会共 同面 临 的危机与 挑战 ，基于对传 统房地产 发展模式 的反思 ，节 能 、环保和绿色 的低碳房地产 日益 受到关注 。在这 一背 景下本 文着力于把对低 碳房地产 的研 究落 实到具体案例 的分 析之 中， 以提 出我 国发展 低 碳房地产 的路径 与对 策 。 本文首先从理论基础 和 国 内外研 究进展 出发 ，诠释 了低碳房地产 的 内涵 与特 征 ，并详尽介 绍 了低碳 房地产 的技术措施 ，然 后进 一步提 出了适用 于 中国低碳房 地产 的评价方法和指标体系 。继而 以天津天房 集 团潮 白湖住宅低碳建设规划为例 进行 了案例分析 ，对 该项 目进行 了低碳房地产 的评价判定和增量成本和增量收益 分析 ， 以及低碳房地产 开发 的可行性分析 。最后 ，本文总结 了潮 白湖 项 目幵发 的 经验并探讨 了低碳背景下我 国房地产业发展 的 问题与对策 。 关键词 ：低碳房地产 低碳技术 低碳房地产评价指标体系 低碳房地产发展对策 II S T U D Y O N L O W C A R B O N R E A L E S T A T E D E V E L O P P IN G A b s tra c t C lim ate changing w ith the character of getting w arm has been a pub lic danger and challenge all over the w orld. E nergy conservation ,enviroraental protection, green and low carbon real estate are gaining m ore an d m ore focus on the basis of self-reflection about the pattern of traditional real-estate indu stry. Th is paper m ainly put the reseaches of low carbon real estate into specific case analysis, as to propose the route in developp ing dom estic low carbon real estate. This paper firstly review s the theory basis and research progress of low carbon real estate，interpretates its connotation and characters, as w ell as the technical m easures. Further evaluation m ethods and index system w h ich are suitble for dom estic m arket are proposed. T hen specific case of C haoB aiH u project on planning and constructing， low carbon evaluation, increm ental cost and profit, as w ell as feasibility study in developping low carbon real，are all analyzed.
