摘要房地产业是国家的中流砥柱，它的发展牵动着国家钢铁、建材、水泥、装饰、 绿化等众多行业的发展，由于地产行业是资金流量很大的行业，所以地产开发商 们更多的注重企业财务的管理，对于其他方面的管理非常忽视，这样就容易造成 企业快速发展，快速收益，再快速灭亡。随着房地产市场利润空间越来越小，竞 争企业越来越多，房地产企业要想从众多小型地产中脱颖而出，占领一席市场之 地，一套适合的绩效管理制度是必不可少的。首先，本文将从分析房地产企业的产生历史入手，逐渐分析地产行业的发展 历程，从地产行业的兴起到现今社会对地产行业的整合，使得房地产企业必须加强管理并不断推行人力资源的各项政策，同时对绩效的管理也提出了更高的需 求。其次，本文以 LW 企业集团为原型来进行研究，它也是众多小型房地产企业之一，与房地产行业的发展历程相呼应。以该企业为例进行绩效管理的分析，总 结归纳其原始绩效管理的缺点和不足，以及随着企业的发展，绩效管理越来越失 效甚至起到相反的作用，同时能够看出同类型房地产企业绩效管理的各种问题和 难点。再次，有了地产行业的理论分析和绩效管理评价体系的理论研究，在此基础 的理论前提下，对 LW 企业的绩效管理方案进行了重新设计。新的绩效管理方案将 BSC、MBO、KPI 三种方法结合使用，从企业的战略出发进行分析，沿着计 划管理和目标管理两条脉络进行分解执行，不仅关注组织绩效，还对个人绩效进 行客观和主观的全方位考核。最后，绩效管理的再设计提升了企业的管理能力，为完成企业的战略目标起 到促进作用。关键词： 绩效管理 房地产行业 平衡计分卡 目标管理ABSTRACTThe real estate industry is the mainstay of a country, it affects the development of the national iron and steel, building materials, cement, landscaping and other industries.
