AbstractRecently,commercial real estate has been developed very fast in China. Because of its tremendous prospective profit,more and more real estate developers are increasingly interested in it. The ultimate aim of these projects is to gain as muchprofits as possible through the rental business or sales. However,due to its long development cycle,too much money demand for investment,and the influence by financial policies,there has been great risk in it. Therefore,the research on the realestate development mode and management mode are in great demand.With domestically economic growth,the increase rate of commercial real estate has been high. But there are still many problems in the commercial real estatemarket,eg. the dislocations of real estate business,high vacancy rate,lack of funds,etc. In the business operation,real estate developers emphasize the different choice of commercial real estate management modes. Generally speaking,there are two kinds of modes,say,the operation mode of selling property and the operation mode ofunsealing property. The management mode of unsealing property is a mature stage in the commercial real estate development;it is the inevitable outcome of the developed capitalist countries,especially European countries. But since the development period of it in China is so short,none of it has reached the mature stage. That is to say,tochoose a suitable commercial real estate management mode is very important.This paper firstly introduces the definition and characteristics of the commercial real estate and its management modes, then gives a clear description of the current situation of commercial real estate both at home and overseas and offers a comparison between them, in fields of fund supply, afterwards management and so on. Finally, giving the case of JinPang, it analyses how to upgrade the current management modes and therefore, to solve the problems in it.
