首都经济贸易大学硕士学位论文北京中心商务区产业集聚研究 首都经济贸易大学硕士学位论文 北京中心商务区产业集聚研究 PAGE PAGE IV 摘 要 中心商务区是大城市中金融、贸易、高级零售、信息等商务活动最集中，交通最 便捷，地价最昂贵，建筑密度最高的区域。中心商务区对于提升城市综合功能，调整 完善产业布局，创造新的经济增长点，辐射带动区域发展，具有极大的促进作用。本 文运用第二次全国经济普查数据并配合相关统计年鉴数据对北京中心商务区产业集 聚状况进行分析，揭示不同中心商务区的产业集聚特点，探究各自特点的形成原因， 验证城市规划实施的情况。 本文以中央商务区（CBD）、金融街和中关村西区为研究对象。在对国内外相关 研究情况进行梳理后，概述集聚经济理论、城市空间结构模型、中心地理论，总结产 业集聚与商务区形成、发展和功能特征的关系，并考察北京中心商务区的规划建设情 况、经济发展情况及其所在区县的经济发展状况。在此基础上通过对三个商务区的商 务区区位指数、生产者服务业主要行业主营业务收入、法人单位集聚度的分析、比较， 形成对中心商务区各自产业集聚程度、影响力及集聚经济规模的基本认识，从而得出 三个中心商务区各自的产业聚集特征。针对不同商务区的产业集聚特征，本文进一步 分析了影响商务集聚的一般及特定因素，并提出促进北京中心商务区的持续、协调发 展的建议。 关键词：中心商务区 产业集聚 生产者服务业 北京 Abstract Central business district is the most concentrated area of finance, trade, retail, information, and other business activities in large cities, there is the most convenient traffic, the most expensive price and the highest building density. Central business district have great simulative effect in enhancing the comprehensive functions of the city, adjusting and improving the industry layout, creating new economic point of growth, driving regional development. The article uses Beijing second national economic census data and related statistical yearbook to analyze Beijing Central business district industrial agglomeration situation, reveal the characteristics of the central business district of industrial agglomeration, and explore the causes of their characteristics, verify the implementation of urban planning. The research object of this paper is the central business district (CBD), financial street and west zhongguancun. After sorting out the domestic and foreign related research situation, this paper overview agglomerative economies theory, city space structure model, central place theory, the relationship between the industrial agglomeration and the formation, development, functional characteristics of central business district, and review the planning and construction, economic development and the district economic development of central business distri
