摘要 摘要 万方数据 万方数据 摘 要 随着市场经济的快速发展及国外资本的迅速涌入，施工企业要想取得竞争 力，就要合理降低产品的成本、提高经济效益、避免功能浪费。因而，提升我 国施工企业的成本管控能力势在必行。本文引入价值工程理论方法，将产品的 功能和成本进行合理有效的配置，能很好地解决成本管理中质量和成本之间的 矛盾，有效地弥补了传统成本管理方法的不足和缺陷。 在国内外研究现状的基础上，本文以 X 商业楼为例进行了以下 3 个方面的 研究。（1）价值工程在目标成本中的应用。首先运用对比分析法选择研究对象， 利用层次分析法确定评价指标权重，最后根据优化后的指标确定价值指数以及 对方案进行经济效益评价，结果表明价值工程的引入明显提高了项目的技术、 经济和社会效益。（2）价值工程在材料选择中的应用。在材料分类和整理的基 础上，利用专家经验法归纳材料采购中的评价指标，构建了通过价值系数优选 得分最高的厂家作为材料供应商的方法。（3）绿色施工方案设计的优选。首先 确定绿色施工方案的评价指标、计算其功能系数。选择功能系数较高的几个施 工方案作为价值工程研究对象，最后选择价值指数最高的作为选定的施工方案 且对其进行技术经济及社会效益评价。 本文通过 X 商业楼的实例证明，价值工程在建设项目施工阶段成本管控目 标成本确定、材料选择和施工方案选择三个方面具有一定的实用性和科学性。 关键词：建筑业 价值工程 成本控制 I Ab Abstract Abstract With the rapid development of market-oriented economy and the rapid influx of foreign capital, construction enterprises must reduce products cost, improve economic efficiency and avoid functional waste to get the competitiveness. Therefore, it is imperative to enhance the cost control ability of construction enterprises in China. This dissertation introduced value engineering theory to properly allocate function and cost, which may solve the contradiction between cost and quality in management and effectively make up for the inadequacy in traditional cost management methods. Based on prior domestic and foreign research, this dissertation carried out a research on X real estate project in the following three aspects. (1) Application of value engineering in the target cost. First comparative analysis was used in choosing research object. Then an analytic hierarchy process (AHP) was conducted to determine evaluation index weights. Finally according to the optimized index, the value index and economic benefit of the scheme were evaluated. (2) Application of value engineering in material selection. Based on classification and sorting of materials, this dissertation summarized the evaluation index in material procurement using the method of expert experience, and a material supplier selection method was built that manufacturer with the highest value c
