PAGE PAGE 2 合肥市房地产发展现状与发展对策研究 摘要 房地产行业自 1998 年以来就进入了空前繁荣的时期。该行业由于利润率较高而行业门槛较低，致使大批企业纷纷涉入，行业竞争愈演愈烈。全球金融海啸使中国房地产行业面临着重大的调整和巨大的挑战。金融危机直接导致了市场需求的萎缩，由此凸现了企业的财务风险和经营风险，同时也使得行业的经营环境发生了质的变化，并加快了行业集中的进程。近些年国家、以及合肥政府对合肥房地产的调控可谓是前所未有的频繁和严厉，其目的都是为了抑制房价的上涨并规范房地产市场。随着众多政策的实施，许多房地产企业的经营受到了不同程度的影响。在这些主要因素的影响下，许多合肥房地产企业认识到再按照单纯开发销售的模式已经不再适应当今的经济环境，需要改变商业模式。在当前宏观经济条件下探讨合肥房地产开发企业战略发展思路是必要而迫切的。 关键词：合肥房地产；战略转型；发展方式 Abstract The real estate industry has entered a period of unprecedented prosperity since 1998.
