AbstractTherealestateindustryhasbecomeapillarindustryofthenationaleconomy,therapiddevelopmentoftherealestateindustryneedsalotofcapitalcost,andmortgagefinancingisthemainmeansoffunds.Therefore,themortgageappraisalofrealestateandthesystemriskareanalyzedobjectivelyandscientificallywhichhaveacriticalroletothehealthydevelopmentoftherealestatemarketandthestabilityofthefinancialsector.Thisthesisstudiessystematicallythetechnicalrouteandhowfinancialinstitutionstopreventtheriskfromthepointofviewofthatperfecttechnologysystemandpracticalapplication.Thisthesisdescribesdetailedthemortgageappraisalofrealestateandselectstheprojectunderconstructionasacasetoresearch.Throughtocollectthedata,summarizingtheresearchofdomesticandabroad,andsystematicallyelaboratethemortgageappraisalofrealestate,whichasthetheoreticalbasisandevaluationtheoryrelatedtotheevaluationmethodfortheselectionofthefollowing.Onthebasisoftheaboveanalysis,analysisofvariousevaluationmethodswhicharesuitableforthetypeofrealestate,andselectsthetwomethodsthehypotheticaldevelopmentmethodandthecostmethodtoevaluatethecase,calculationmethodofassessmentrouteandparametersofthecorrespondingeffectiveispresentedinthispaper,twomethodsofcalculatingthefinalvaluearegiventoevaluatetheobjectatthetimeoftheassessmentpointsthatthesimplearithmeticmeanmethodandtheweightedarithmeticmeanmethod.Accordingtothemortgageappraisalofrisk,theenvironmentalrisk,collateralrisk,technologyriskassessmentpersonnelandoccupationmoralrisksofthesefourkindsofriskisproposedinthisthesis,andexpoundsthefuzzycomprehensiveevaluationmodel,anduseittothecaseofriskquantitativeanalysis,onthemortgagepartaudit,auditandfinancialinstitutionstoassesstheuseoffollow-upsupervisionofriskpreventionmeasureswereproposed,havecertainreferencefunctiontothefinancialinstitutions.Keywords:RealEstateValueAssessment,AssessmentMethod,MortgageRisk.目录摘要..................................................IAbstract................................................II1绪论1.1研究的背景与意义............................
