practice.The primary trouble we face about the cooperative development is the research and choice problem of the cooperative development model of the real estate. In fact, there are company type and contract type about the cooperative development model. Then, how should we make a choice? This is a main problem. This paper doesn’t study the common problems among all real estate developments, such as the construction, land use rights, housing mortgage and property management, because the paper focuses on “the cooperative development model of the real estate”, rather than “the real estate” or “the cooperative development”.To solve the problems of the cooperative development model, the first step is to decide the cooperative development model. At the moment, we divide the cooperative development model into the company type and the contract type in practice. Then which should we choose? We will face different questions once we choose different models. There exist more prominent problems in the contract type compared with the company type. So, the core and basic train of thoughts lie in the legal issues of the company type and the contract type of the cooperative development model, the suggestions and countermeasures to solve problems and the conclusion of the research at last.The first chapter is the Introduction from the related facts into the research problems; The second chapter summarizes the cooperativedevelopment of the real estate defining the relevant concepts and then summarizing the cooperative development model of the real estate; The third and forth chapters narrate about the problems and countermeasuresof the company type and contract type respectively——organizing everyproblem in each type and putting forward the correspondent thought train or advice; The fifth chapter makes comparisons, evaluations and locations of the cooperative development model of the real estate.In summary, there is one more method to solve problems than the problems themselves.
