西安建筑科技大学硕士学位论文 西安建筑科技大学硕士学位论文 西安建筑科技大学硕士学位论文 西安建筑科技大学硕士学位论文 万方数据 万方数据 万方数据 万方数据 城市商品住宅价格空间分异的作用研究 一一基于城市发展水平的角度 专 业：技术经济及管理 硕 士 生：邓桂营 导 师：王建斌 高工 摘要 城市快速发展使城市内部空间格局呈现出不同的分异现象，对城市居住空间 分异研究已成为社会空间学热点之一。住宅价格空间分异是居住空间分异的现状 之一，全面认识和理解商品住宅价格空间分异的影响因素及作用机理，对改善区 域差异、稳定房价等具有积极的现实意义和良好引导作用。 城市经济发展水平是城市居住空间分异的动力因素，它对城市居住空间分异 的作用大小和影响程度又是怎样呢？本文主要通过研究城市发展水平的各因素对 住宅价格空间分异的作用机理来分析其作用大小和影响程度。本文通过构建城市 发展水平指标体系并以郑州市为研究对象，建立结构方程模型（SEM）来分析城 市发展水平各因素对商品住宅价格空间分异的作用，揭示城市发展水平各因素对 住宅价格空间分异作用程度。主要结论包括以下几点： （1）本文对国内外学者的城市发展水平及商品住宅价格影响因素研究成果进 行归纳总结，提出城市发展水平评价指标体系构成为经济水平、居民消费能力、 城镇人口、住宅开发投资、城镇基础设施、住宅产出水平及教育与医疗水平。 （2）以郑州市为研究对象，运用软件验证基础数据的信度和效度，通过结构 方程模型分析城市发展水平各影响因素对商品住宅价格作用机理、路径大小及影 响程度等。 （3）通过软件运算结果发现：城镇人口、住宅产出水平和居民消费能力是直 接影响因素，且影响程度依次递增；经济水平、城镇基础设施、教育与医疗水平 和住宅开发投资为间接影响因素。通过总体效应分析知居民消费能力和城镇人口 为需求主导型因素，住宅开发投资等因素为供给主导型因素。城市人口、经济水 平、城镇基础设施及教育与医疗水平对住宅价格具有正相关性，居民消费能力对 住宅开发和住宅价格具有正相关性，住宅产出与商品住宅价格间存在负相关性。 关键词：居住空间分异；城市发展水平；商品住宅价格；结构方程模型 City Spatial Heterogeneity Mechanism Research Of Commodity Residential House Price —Based On The Viewpoint Of City Development Level Specialty: Technology Economy and Management Name: Guiying Deng Instructor:Jianbin Wang Senior engineer Abstract The rapid development of the city makes the spatial pattern of the city to present different differentiation phenomenon，the study of urban residential space differentiation has become one of the hotspots in the social space.
