哈尔滨工业大学管理学硕士学位论文 哈尔滨工业大学管理学硕士学位论文 - - II - Abstract Located on the west part of Zhongguancun Science and Technology Parks, Beijing Zhongxin Commercial Mall is a typical commercial real estate item which invested by Beijing Newauto (Group) Co., Ltd. and managed by its own property management company. Since the property management company didn’t join in as soon as possible at the building time, and it is devoid of enough experience, there are many problems crying for dealing with, such as the handling of the lessee and the management of customer service. As a typical commercial real estate item, Beijing Zhongxin Commercial Mall represents the prevalent and common problems of property management. So many scholars and stockholders are faced with urgent puzzles about how to effectively manage a specific commercial real estate item and where our property management should go. This paper takes three parts to discuss the above questions: First, based on the former research, this paper compares the commercial real estate management modes in recent years, and analyzes the characteristic and trend of the development of the commercial real estate, especially researches on the particularity, style and process of domestic commercial property management, which acts as the basis of the following case study; Then, this paper takes Beijing Zhongxin Commercial Mall as a case to introduce its property management mode and status, and analyzes all kinds of problems appeared in the operatation; finally, using experience of successful commercial real estate items for reference, and combining the author’s own property management experience, this paper highlights some difficulties and main points of property management such as initial property management, lease out management, customer service system and emergency management, and then gives relevant solutions.
