房地产项目后评价方法和应用研究-工程管理专业论文.docx

摘 要 房地产项目后评价通过对项目的目标、实施过程、经济效益、影响等方面进 行比较全面、系统、客观的分析和评价，将预测的结果与实际发生结果进行对比， 找出其中的差距，分析原因并总结经验教训。通过项目后评价，可以为房地产企 业全面了解项目实施情况提供依据，找出企业管理中的漏洞，采取相应的措施完 善项目管理，为以后更好地进行项目投资开发创造条件。房地产项目后评价是房 地产项目管理的重要内容之一，是促进房地产企业发展的必要措施。虽然目前研 究者们已经在项目后评价理论上做了不少研究工作，但具体到房地产项目领域的 后评价研究还比较少，而且已有研究对项目后评价指标体系的设计比较杂乱，缺 乏科学性、合理性和全面性。 为此，本论文在国内外项目后评价研究的基础上，从房地产项目的执行过程、 管理状况、经济效益和影响状况四个方面对房地产项目后评价的主要内容进行了 总结。然后通过问卷调查的方式筛选出其中比较重要的后评价指标，并由此建立 了比较科学合理的房地产项目后评价指标体系。在此基础上，本论文用层次分析 法确定各指标权重，并用模糊综合评价法进行后评价从而构建了房地产项目的后 评价模型。最后，本论文以保定万和城项目为例，运用构建的后评价模型对该项 目进行具体的后评价，并分析评价结果，总结经验教训。研究结果表明本论文构 建的房地产项目后评价指标体系和后评价模型在实际操作中具有可行性，并能够 比较客观全面地反应项目实施的整体状况。 关键词： 房地产项目 后评价 层次分析法 模糊综合评价法 ABSTRACT The aim of real estate project post-evaluation is to evaluate the implementation of the project, discover the gap between the planned objectives and the actual situation, analyze the causes and then learn lessons, after the project has been constructed and delivered to the owners for a period of time. Through post-evaluation, real estate companies can obtain a comprehensive understanding of the project, identify management mistakes, and then adopt effective ways to improve project management, which are beneficial for the companies’ further project investment and development. Post-evaluation of real estate projects one of the most significant parts in real estate project management., is also necessary means to promote the development of real estate companies. Although researchers have done a lot of work in project post-evaluation, few researchers have targeted the study area to real estate projects.
